The eat-in kitchen is splashed with granite countertops, stove, refrigerator, microwave, dishwasher, and of course all of the utensils, pots, pans, and dishes that you need to make a snack or a full meal. If you prefer a more formal dining experience, there is an additional dining room located directly off of the kitchen.

The backyard is surrounded by large privacy hedges and boasts a private pool and spa, as well as ample seating (including lounge chairs or the covered dining table and chairs), putting green, and of course a BBQ grill for the perfect poolside barbecue. **Pool/Spa heating is an optional add-on. Pool/Spa heating is an additional $100/per night of stay. Spa-only heating is an additional $25/ per night of stay. Pool heating must be purchased at least 24 hours prior to arrival in order to make sure that the pool is up to temperature.

*All stays for WSOP season require a weekly cleaning.

*NO parties/events allowed at any time. Occupants in home may not exceed the number of guests that this home is designated to sleep at any time.
*Maximum occupancy of 8 adults may not be exceeded at any time at this home.
*Pool heating is an optional add-on of $100/per night of stay. Pool heat must be purchased for entirety of stay. Pool will be heated to 84 degrees when purchased. Must be purchased at least 1 week prior to arrival.
*Max 2 cars allowed in driveway and a additional 2 cars in the garage. Max of 4 cars allowed at property at anytime. No street Parking.
*Please not this home does not have in pool/spa lights but has multiple outdoor flood lighting covering the yard.

Rental Agreement

I authorize Only Vacation Rentals / Fireside Vacation Rentals to charge my credit card for the amounts stated on your Only Vacation Rentals / Fireside Vacation Rentals account. I also agree that all deposits are non- refundable if cancelled, owner will retain 100% of deposit. By Excepting our terms and conditions as stated under fees due you agree to pay the payment request for all transient / lodging taxes.

Please include a copy of your Photo ID & Credit Card. Credit card charges will show as Only Vacation Rentals / Fireside Vacation Rentals. All forms must be emailed, uploaded to your account or faxed into our office to hold your reservation. Property access will not be given without your signed lease and copy of your ID and Credit card that was used to pay. If you are using multiple credit cards you must send in copies of both.

You have leased property # . This property will accommodate no more than the number of people stated on Only Vacation Rentals / Fireside Vacation Rentals Booking Sites. The property will be clean upon commencement of tenancy. All deposits are non-refundable if cancelled. Any cancellations Owner will retain 100% of deposit. The landlord and tenant agree that should the premises be destroyed by fire or other casualty so as to become unfit for human habitation that these presents shall thereby be ended, with refund to the tenant for any rent term unused. If any home should become unavailable, Landlord will make available another home of the same quality and amenities. No refund will be given for change in homes unless a home of equal or grater value is not available at the time.

Liability Release-
Only Vacation Rentals / Fireside Vacation Rentals / Home Owner shall be held harmless from damage to property, loss or theft of personal property or personal injury damage occurring to any guest or tenant, whether disclosed or not disclosed, while said tenant or guest is utilizing any service provided.

Remedy Disclosure-
In the event of any breach from this agreement or any dispute hereunder, all parties, their heirs and assigns consent to the jurisdiction of the state of Nevada. Should any disputes arise by and between. The parties to this agreement, their heirs or assigns, the prevailing party shall be entitled to its actual attorney’s fee in relation thereto.

Utilities-
Water, gas, electric, trash removal, cable, and Internet, will be provided by homeowner.

Non- Smoking-
All properties are non-smoking. Smoking is only permitted in designated outdoor areas. Any tenant found in violation will be charged an additional fee of $500.00

Pets-
The tenant agrees that no Animals, Birds or Pets of any descriptions shall be kept in or upon the property, unless authorized. A $200.00 per animal non-refundable cleaning fee with be charged plus a security deposit may be required.

Damages-
The tenant will be responsible for all damage or breakage and/or loss to the property, except normal wear and tear. The tenant will leave the premises in the same general and good habitable condition. All damaged property will be deducted from your security deposit, and/or charged to the credit card on file.

Inspection-
The tenant agrees to allow Only Vacation Rentals / Fireside Vacation Rentals to enter and view the premises, both inside and outside:
A) To inspect the premises.
B) To make repairs thereto:

Dangerous Materials-
Landlord or tenant shall not keep or have on the premises any article or thing of a dangerous, flammable, or explosive character that might substantially increase the danger of fire on the premises, or that might be considered hazardous materials.

Furnishings-
All homes are furnished for corporate style rental

Use of Property-
This property is for a vacation, recreational, or corporate purpose. No events or parties may be held. Any incident which causes a police visit or an allegation from the city/county or neighborhood HOA relating to a disturbance will result in a $2000 charge and immediate eviction.

Check in-
Is 3pm. Check out is 11am
In the event that the tenant does not vacate by 11am upon completion of his/her tenancy, additional charges will apply, $50.00/ per hour.

Property Rules-
Our properties are located within communities that maintain a secluded, tranquil environment for their residents. Anyone who wishes to disturb that environment by throwing loud parties, or any type of event, should consider a more appropriate venue for such activities. Tenants shall not place or permit to be placed any signs or other attachments on the home’s rental property, building or common areas, including within the community. At no time may the occupancy of the home exceed the occupancy number in this lease agreement. Any violations of rules and regulations set in this agreement will be subject to fines, and/or eviction.

Parking-
Tenants must park vehicles in the designated parking spaces, driveways, or garages, where applicable. (Do Not Block Neighbors Driveway)

Damage Assessment-
By entering into this lease agreement, you are taking responsibility for theft, excessive cleaning, or damages beyond normal wear or tear. In the event that theft or damage occurs or excessive cleaning is required, an accounting and invoice will be sent to email on file.
I Promise to pay such total together with any other charges due to this transaction subject to and in accordance with the agreement governing the use of this card. I authorize Vegas Getaways or Only Vacation Rentals / Fireside Vacation Rentals to charge my credit card the above stated amounts and all applicable amounts. I also certify that all ordered services are non-cancelable and full payment will be collected upon.

House Rules

Check In: 3pm Check Out: 11am Late checkout/early check-in is not guaranteed to be available. Due to cleaning schedules/previous guest departure/upcoming guest arrival/last-minute bookings, we cannot confirm an early check-in or late check-out until the day of. Early check-ins between 10am-2:30pm are an additional fee of $50. Late checkouts until 2pm are an additional fee of $50; and late checkouts until 5pm are an additional $100. Any checkout later than 5pm is considered another night rental, and will be charged as such. Supplies: Your vacation home will have clean linens and towels, dishes, silverware, an iron and ironing board, and a hair dryer. We also supply a “starter pack” of toilet paper, paper towels, trash bags, hand soap, and dishwashing tabs. If you run out of your supply, it is up to you to purchase more for your stay. We do not supply any personal care products such as body soap, razors, shampoo, conditioner, hairspray, ect. We also do not supply any specialty cookware. If you would like to know if there is a certain item provided please feel free to ask before your arrival, in the event you would need to bring your own. If you have any questions, please feel free to email or call. All additional services are in addition to your rent and cleaning. These services include but are not limited to pool/spa heat, daily maid service, late checkout, shipping, ect. You also certify that you agree to all the conditions and regulations set. We shall be held harmless from damage to property, loss or theft of personal property or personal injury damage occurring to any guest or tenant, whether disclosed or not disclosed, while said tenant or guest is utilizing any service provided. Pool and spa heat is an additional add on of $100 per night with a 3 night min. Spa heat only is $25 per night, also 3 night min. If spa or pool heat has not been charged, or has been comped, NO refunds will be given in the event of a problem with heating or pool or spa use. All properties are non-smoking.
